BMW Select/Owner's Choice vs Straight Leasing?

Fellow US friends:
Can someone tell me what is the difference between a "standard" lease and the "BMW Select / Owner's Choice" option? I thought that at the end of a lease one has the option to buy the car (financed or otherwise) or return it. Is this any different with "BMW Select / Owner's Choice"? Are they different rates?
Also, if I want delivery in late May, when should I place my order?
