Question BMW X6M Pricing - lease help

2013 X6M

MSRP - $103K - Will be doing PCD

12K miles / year

Upfront payment - Full MSDs (8500) + 1st Month + taxes / plates / fees = $13,500

Monthly payment - $1150

How does this sound folks?

Looks ok but something is not right with the #'s ---

7 MSD's @ 1150 = 8050;

That means you've got 5450 toward inceptions which sounds like some definite cap cost reduction is going on, over $3k worth. Unless you're in an up-front tax on leases state, then maybe it makes more sense but I can't help there.

You need to provide more #'s, what it the actual sales price, what is MF before MSD's, and what other fees. I think the residual for January 12k was 54%, not sure what it is for February though.

Looks like they are burying some cap cost reduction to get the payment looking good.

I'd say with these unknowns it's an OK/decent deal, not a bad deal, but just make sure you know where the money's going because $5450 for tags and fees isn't right.

Edit: Assuming 36 months (you didn't say) I just ran #'s on my own and yours and actually any way you slice it, this is a good deal. At 103k MSRP, 54% residual, MF of 0.00125 (last month's) - MSD's (so final MF of 0.00076) the selling price would need to be around 91500 or so to get the payment below $1200/mo. So even if part of your $13.5k inceptions (let's say $3k) is actually cap cost reduction, that means they're still giving you the car around 94500 which is possibly below invoice or at least right there. I'd still check the exact #'s though to be sure but looks solid. It is 36 months right?

When you say taxes does that mean state taxes paid upfront? If that is the case and you are in NY so you are looking at >8%, I think its a stellar deal with at least $3K under invoice....

Remember, you only get those MSDs back at the end of the lease. So if for some reason you needed to get out of the lease, you are going to have to ask the person taking over your lease to come up with $8K and that is nearly impossible.

So as long as you are DARN SURE you will not need to get out of the least, MSDs are ok, but make sure the risk/reward is worth it.

I have ordered already x6m 2013 in December, MSRP $102.75k, out of pocket $2.450, monthly payments $1300

OK so if the sales tax is upfront, then your inceptions make sense but my lease calculation included tax on the payment... so I re-ran the numbers.

Invoice price for a $103k X6M is roughly $95k (on bmwconfig.com)

To get to $1150 without tax, using leaseguide.com lease calculator, and assuming all other costs paid up front --

54% residual (again not sure if this is accurate for February but it was for January)

0.00076 money factor (assuming 0.00125 base rate although I think it might be higher, maybe 0.00130 as of January...

You would need the selling price to be $93.5k

Now, we know your MSD's are $8050, leaving $5450 for inceptions and up-front tax. At 8.875% NY tax, the total up front tax should be $3725 (roughly), leaving $1725 for first payment, title, and doc fees (very reasonable). That all makes perfect sense to me now.

So it looks like this is a deal at about $1.5k below invoice with no cap cost reduction on your part. That is a GREAT deal. Take it.

I would do the $2450 out of pocket and $1300 per month..
Thats what im shooting for right now looking at the M5

Thanks so much for really looking into this and help me in the decision process. What I really want is to get a "zero down" payment as well as a payment that includes wheel & tire warranty ....I will keep you guys posted....thanks again!
