I agree on all your numbers. That is a $20k X5 to me. 20 years ago when I bought a used car I always started my initial offer at $3k off. Now it is $5k to 10k. Also, because that one is in NV, I get hit with $500 in NV title fees on top of my CA taxes/fees plus I am the one that has to go to smog and dmv. Too bad I hate Vegas. It would be a nice weekend trip for the family.
