Ok,
So here is what I was able to find. Thank you AndreyATC for your help.

So, I had a chat with a BMW service adviser and told him about my dilemma with tires. He basically told me that if the tire wall is smaller, basically it can cause issues with AWD and also it will not sit correctly on the rim. He told me this after I asked him to check if tires from Hankook (285/30r21 Ventus V12 evo) and Michelin (305/30r21). So the tire diameter needs to match of the wall needs to be bigger.

So after some more research I found a solution. I think it is less expensive, feedback is always welcome.

Front (We can use according to BMW adviser) - 21 inch rim

Continental : 295/35r21
Dunlop: 295/35r21

Rear - I still need to use the run flats which I hate
325/30r21
If I can find some tire with a bigger width but still remain to 30 or bigger that will work too.

The tires for the front (Conti/Dunlop) run around $327-$399. Which I think it is a bit less expensive that the Run Flat because those tires just for the front run at around $600 a piece.

Just my .02c....Just trying to save money...that is all.
